Mapletree Ind - 06 Oct 2026

Mapletree Industrial Trust (SGX: ME8U) — Technical Analysis

Bearish trend

Daily chart · 6 November 2026

Last price

S$1.74

Daily change

−1.69%

Critical support

S$1.71–1.72

Overall assessment: ME8U remains in a confirmed downtrend, but recent selling has encountered buying around S$1.72. There are preliminary signs of demand, although insufficient evidence to establish a sustainable reversal. The latest rejection near S$1.78 reinforces the bearish structure.

1. Market structure

The chart reveals a progressive deterioration in price structure.

Interpretation

Jan–Feb

Peak at 2.13, followed by decline

Major supply emerged

Mar–Apr

Low 1.92, rebound to 2.08

Recovery failed to exceed prior high

May–Jul

Consolidation around 1.90–1.98

Temporary equilibrium

Aug–Sep

Oct

Breakdown through 1.89 and 1.82

Bearish continuation

Late Oct–Nov

Low 1.72, rebound to 1.80, retreat

Possible bottoming attempt, unconfirmed

The breakdown below S$1.89 is especially important. This level previously supported price repeatedly, but buyers eventually failed to defend it.

October's accelerating decline represents bearish displacement following several months of sideways trading.

Structural conclusion: Lower highs and lower lows remain intact. A meaningful bullish change of character has not occurred.

2. Bar-by-bar analysis: Recent selling and recovery

Phase A — October breakdown

  • Price broke beneath 1.89, followed by successive declines below 1.85 and 1.82.

  • Several bearish candles had relatively wide spreads, reflecting ease of downward movement.

  • Volume generally increased during the decline, indicating stronger trading activity accompanying the breakdown.

Interpretation: Supply dominated. The price decline was not simply a low-volume drift.

Phase B — Selling pressure around S$1.72

  • Price accelerated downward into the 1.72 region.

  • Volume increased during the final selling sequence.

  • Subsequent green candles recovered sharply toward 1.79–1.80.

This raises the possibility of stopping action or preliminary demand absorption.

However, high volume on declining candles does not automatically establish accumulation. It can equally represent aggressive selling.

Confirmation requires subsequent evidence that supply has diminished.

Phase C — Recovery toward S$1.80

The recovery from 1.72 toward 1.80 demonstrated that buyers were willing to defend the lower region.

Nevertheless:

  • The rally failed to reclaim 1.82.

  • Price subsequently returned toward 1.73–1.74.

  • The recovery has not produced a confirmed higher high.

Interpretation: The rebound currently resembles a countertrend rally rather than a confirmed trend reversal.

Phase D — Latest candle: 6 November

Open

1.76

High

1.78

Low

1.73

Close

1.74

Daily range: S$0.05 · Close position: 20% above the low

The latest candle is bearish for three reasons:

  1. Price attempted to trade higher but encountered selling near 1.78.

  2. The close at 1.74 is near the bottom of its daily range.

  3. The recovery attempt failed to sustain upward progress.

The comparatively noticeable volume suggests trading activity during the rejection, although exact relative-volume figures are unavailable.

Implication: Supply remains present around 1.76–1.80. A break below 1.71 would strengthen the bearish continuation case.

3. Volume Spread Analysis (VSA)

Possible stopping volume

Higher activity near 1.72 and sharp rebound

Tentatively bullish

No-supply test

No-demand rally

No sustained base or successful breakout

Unconfirmed

A significant distinction is that the S$1.72 rebound indicates demand appeared, not necessarily that demand has taken control.

For a genuine accumulation interpretation, the next important development would be a successful test of S$1.71–1.73 with diminished selling activity, followed by strong upward price progression.

4. Critical support and resistance

1.89–1.91

Major overhead resistance

1.82–1.85

Broken support / resistance

1.78–1.80

Immediate resistance

1.74

Current price

1.71–1.72

Immediate support

Below 1.71, there is no clearly established support within the displayed chart. The 1.68–1.70 region can be monitored as a potential psychological area, but it is not verified historical support.

5. Forward scenarios

Scenario

Confirmation

Potential objective

Bullish reversal

Reclaim 1.80, then break 1.82 on expanding volume

1.85, then 1.89

Bearish continuation

Close below 1.71 with follow-through

1.68–1.70 initially, exploratory

Neutral consolidation

Hold 1.71–1.72 but fail below 1.80

Range 1.72–1.80

Risk-reward illustration

A hypothetical bullish entry following a breakout at 1.83, with a stop at 1.78 and target at 1.93, offers approximately 1:2 risk-reward before transaction costs. It would still require the breakout to be validated by volume and subsequent price action.

Entering immediately at 1.74 involves greater uncertainty because no bullish structural reversal has been confirmed.

6. Final assessment

Near-term bias: Bearish, with potential early stabilization.

  • Above 1.80: First meaningful improvement in short-term demand.

  • Above 1.82–1.85: Stronger evidence that the immediate downtrend is weakening.

  • Below 1.71: Renewed bearish pressure and risk of further price discovery.

My preferred approach: Wait for evidence of either a successful low-volume retest near S$1.72 or a convincing recovery above S$1.80–1.82. The current chart does not yet justify treating S$1.72 as a confirmed bottom.
