Overall assessment: The REIT remains in an established downtrend, but the latest decline to S$1.34 has produced an initial defensive response from buyers. Selling pressure may be moderating, although there is insufficient evidence to confirm a sustainable reversal.

1. Market structure

The daily chart shows three distinct phases.

Period

Price behaviour

Interpretation

Nov 2025–Feb 2026

Advance from approximately $1.33 to $1.55

Bullish higher-high structure

Mar–Jul 2026

Recovery from $1.37 to $1.67

Renewed uptrend

Aug–Nov 2026

Decline through $1.50, $1.45 and $1.40

Bearish structural reversal

The important turning point occurred in late July and early August.

Following the S$1.67 peak, the market produced successive declining bars, followed by an accelerated breakdown through S$1.57 and S$1.50.

This was a significant bearish change of character.

Subsequent rallies failed to recover previous support levels. The sequence of lower highs around S$1.51, S$1.46, S$1.44 and S$1.41 confirms the continuation of bearish market structure.

Importantly, the market has not yet established a higher swing high or higher swing low.

2. Bar-by-bar price action

Phase A — July: Exhaustion and distribution risk

Near S$1.65–1.67, multiple candles displayed overlapping ranges with repeated failures to extend higher.

Observations:

  • Upward progress became increasingly limited.

  • Price repeatedly tested the same upper boundary.

  • The subsequent bearish candles expanded downward.

  • Buyers failed to defend the S$1.60–1.57 region.

Interpretation: Demand was no longer sufficient to sustain the earlier advance. The breakdown provided stronger evidence of supply dominance than the preceding consolidation alone.

This resembles a distribution-to-markdown transition, although the chart cannot establish institutional selling directly.

Phase B — August: Bearish displacement

The decline accelerated through S$1.57 toward S$1.49.

The strongest bearish evidence was the combination of wide downward bars, weak closes and limited immediate recovery.

This indicates ease of downward movement.

The S$1.49–1.51 area subsequently became resistance rather than support, reinforcing the bearish structural change.

Phase C — September–October: Persistent supply

Price drifted lower from approximately S$1.49 toward S$1.40.

Notice the behaviour:

  • Recoveries became shorter.

  • Candles overlapped extensively.

  • Selling pressure persisted despite occasional bullish bars.

  • Attempts to recover S$1.46 and later S$1.43 failed.

The decline became less impulsive than August's sell-off, but buyers still could not establish a meaningful upward structure.

This suggests weakening downside momentum, not necessarily accumulation.

Phase D — Late October to 4 November: Potential selling exhaustion

The latest sequence is the most interesting.

Initial bullish evidence

Price briefly declined to S$1.34 before recovering toward S$1.39, demonstrating that buyers were willing to respond at lower prices.

Remaining weakness

The recovery has not exceeded the recent S$1.41–1.43 resistance area. The market therefore remains structurally bearish.

Closing position

At the day's high

Closing at the high is constructive. However, the S$0.02 range is relatively narrow, and the candle alone does not demonstrate strong demand.

The next several bars will be important in judging whether this represents meaningful buying or merely a temporary rebound.

3. Volume spread analysis

Three observations stand out.

1. August markdown showed meaningful selling pressure. The wide bearish price movement and accompanying trading activity are consistent with supply dominating demand.

2. September–October selling became less directional. Narrower ranges and overlapping candles suggest reduced ease of downward movement. This could reflect declining selling pressure, but it could also represent temporary equilibrium within the downtrend.

3. The November rebound lacks decisive volume confirmation. The latest visible volume bars do not establish an obvious buying climax or sustained expansion in demand.

The key distinction is between stopping the decline and initiating a new advance.

A successful bottom would ideally involve price holding above S$1.34 on reduced selling volume, followed by expanding upward spreads and stronger participation as resistance is broken.

Based on the chart, a possible stopping action is developing, but confirmed accumulation is not established.

Critical support

Potential downside objective

The most important immediate battleground is S$1.40–1.41.

A recovery above this zone would represent improving short-term buying pressure, but a more significant bullish structural shift requires overcoming S$1.43–1.44.

5. Forward scenarios

Bullish — Recovery develops

A daily close above S$1.41, followed by a successful retest and movement above S$1.43–1.44, would improve the outlook.

Upside objectives: S$1.43, then S$1.46–1.49.

Invalidation: renewed breakdown below S$1.34.

Bearish — Downtrend resumes

Price fails near S$1.40–1.41 and subsequently closes below S$1.34 on expanding volume.

This would confirm continuation of the lower-low structure.

Downside reference: S$1.30–1.32, subject to price confirmation.

Neutral — Base formation

Price consolidates between approximately S$1.34 and S$1.41 with contracting volume and reduced downside movement.

This would indicate a developing trading range, but accumulation versus redistribution would remain unresolved.

6. Trade setup and risk-to-reward

Potential setups below are conditional illustrations, not immediate buy signals.

2.25:1 at $1.42 entry/$1.38 stop

These ratios exclude brokerage fees, slippage and gaps. Actual stops should sit beyond confirmed structure and valid SGX tick increments.

The aggressive setup offers an earlier entry but greater risk of a failed bottom. The confirmed breakout requires more evidence and may sacrifice some upside.

7. Final assessment

TECHNICAL VERDICT

Bearish trend, early signs of stabilisation

The S$1.34 low is potentially significant because the market has begun responding to buying pressure after an extended decline.

However, a bullish reversal requires more than a rebound from support.

Key levels to monitor:

Bullish confirmation

$1.43–1.44

Bearish confirmation

Below $1.34

Forward bias: Neutral-to-bearish in the immediate term, with improving potential for a technical rebound. The higher-confidence bullish scenario requires evidence of sustained demand and a break in the lower-high structure.
